The Challenge
Our client approached Equidy seeking a hard money loan to finance the purchase of a single-family home in Oakland, CA, with plans to renovate and resell the property for a profit.
The home, located just minutes from BART and downtown San Francisco, was a craftsman-style structure with 1,289 square feet of untapped potential. While the property had strong foundational integrity, it required a complete transformation to meet modern market expectations.
This particular fix and flip project included an unusual hurdle: the home was a Real Estate Owned (REO) property—repossessed by a lender following foreclosure and a failed auction. Further complicating the deal, the home’s porch encroached on the neighboring REO property. The only viable path forward was to purchase both lots, resolve the encroachment, and reposition the assets strategically.
Equidy provided a fix-and-flip loan of $495,000 to support the acquisition and renovation. The loan closed in June 2018, enabling work to commence without delay.



The Result
The transformation was nothing short of spectacular. The home was professionally reimagined into a turn-key property with 2,190 square feet of elegant living space and luxurious finishes.
The entire structure was taken down to the studs, and the home was lifted to pour a new 10-foot solid concrete foundation—offering long-term durability and allowing for the creation of a spacious, light-filled lower level.
The client added two bedrooms, three bathrooms, and 900 square feet of additional living space. Custom cabinetry with quartz countertops, premium flooring, and timeless design elements elevated the home’s appeal to today’s buyers.
The basement featured soaring ceilings, two large bedrooms opening to a rear porch, a full bathroom, bonus room, laundry area, and ample storage—designed with future ADU conversion in mind.
Upstairs, spacious bedrooms and a luxurious primary suite with en-suite bath completed the layout, delivering a bright and functional home ideal for modern living.
After resolving the encroachment and separating the lot titles, the client sold the additional parcel—maximizing return across both assets.
Originally purchased in June 2018, the fully renovated home sold in May 2022 for $845,000—delivering an impressive $595,000 value gain and a highly successful outcome.
