Our client had a vision to develop a high-end custom home in Apple Valley, California, but required financing for both the land purchase and construction.

Traditional lenders posed challenges due to the complexity of funding a ground-up construction project. The client needed a financial partner that could provide flexible funding solutions to bring their vision to life.

The Solution

Equidy stepped in with a two-phase funding approach. Initially, we provided a $42,500 land loan to help the borrower secure a premium corner lot in a newer subdivision.

Once the land was secured, we refinanced the loan and issued an $800,000 construction loan to finance the development of a 4,000 sq. ft. custom single-family home. Our asset-based lending approach allowed the client to move forward without the delays typically associated with traditional construction financing.

The Result

The property was pre-sold for $1,139,000, delivering a substantial profit to our client.

The finished home is a stunning masterpiece on a .5-acre lot, featuring 4 bedrooms, each with a private bathroom, a formal living room with 16-ft walls, a formal dining room, a separate office, an entertainment/game room, a covered patio, and a fully detached casita/guest suite.

The kitchen boasts top-of-the-line Dacor graphite stainless steel appliances, Quartz countertops, and a butler’s pantry with full built-in cabinetry.

The master suite includes a retreat area, walk-in closets with built-in cabinets, and a luxurious bathroom with a bathtub, dual shower heads, and a rain shower.
